The STAY LOCAL area Ice Cream "scene" is impressive, inexpensive, and super popular all family favorite! This is the first full week of having all my favorite Ice Cream places open. They certainly have varying levels of vibe and even nostalgia, yet they have been consistent in helping to make the "there is always room for ice cream" excuses to tens of thousands of tourists and locals for decades! Tommy's Malt Shop (Chaska) Coldstone Creamery (Eden Prairie) The Convention Grill (Edina) Adele's Custard (Excelsior) Licks Unlimited (Excelsior) Tommy's Tonka Trolley (Excelsior Park) Minnetonka Drive Inn (Spring Park) The Social Ice Cream Parlor (Victoria) Scoops (West Bloomington) REAL ESTATE UPDATE This week we will take a look at year over year trends in the area. In the last year we have seen a 4-6% increase in sold price per sq foot. Translating to about $15,000-$25,000 market value increases for homeowners. HERE is the historical data, and a graph below reflecting the last year.  One thing to note....In my experience, the calculation of price per sq foot (finished) has a medium to high "margin for error" due to lack of or poor home measuring, tax records being incorrect for years at a time, and a few others that can effect this data. ______________________________________________________________ WHEN YOU'RE READY... The best initial "step" would be an informal 30 minute "Cost Versus Benefit Analysis" meeting at your home (no cost or obligation) and I can hear about what your particular concerns and comfort levels for what the market is most likely to "reward" you for your precious time and money. One quick thing to note on this subject: Most homeowners I meet with for a CVBA are at least 2-3 years out from being "serious" about selling. It also gives you time to figure out if I am worth your time and trust as well. |
