ALL FAMILY FALL FUN It is September 14th, and I can definitely feel fall in the air. I have to admit, I am ready. We are already seeing a few yellow leaves, it is chilly in the morning and hot during the day and it all feels great!
My family loves fall for a number of reasons. One of them for sure was a trip or four to apple orchards every season. I have done some of the "heavy lifting" for you to give you a few options and pre-selected some established places to take the family, have fun, and most of all make memories... oh yes, and get some apples!(If you have been to an Orchard that you love, please let me know so I can improve the "list")Before I get to the Orchards, as this is time sensitive....
Since 1935, Excelsior has had the Annual Apple Day in Excelsior. Now, it is celebrated all weekend long....Sept 15-17th. A special thanks to the Lake Minnetonka area Chamber of Commerce for hosting "Apple Day"!-------------------------------------------------- Minnetonka Apple Orchard in Minnetrista Knaptons' Farm in Greenfield-Rockford Apple Jacks Orchards in Delano Fall Harvest Orchard in Montrose Luce Line Orchard in Watertown Deardorff Orchards in Waconia Ferguson's Minnesota Harvest in Jordan(Formerly Sponsel's)This is not a contest, as each Orchard has its own specialties, vibe, flair, and of course its own charm. However, if you are willing to take a drive or have family more towards the east side of the metro or even western Wisconsin.....
Aamodt's Apple Farm is an outstanding Orchard just outside Stillwater.

THIS WEEK IN REAL ESTATEThis week.....with Labor Day behind us and early fall here we are seeing an appx 25% (common and seasonal) increase in inventory in homes for sale. Buyers are breathing a sigh of relief as they have a greater chance now of purchasing a house now before the holidays.
Parellel to that, there is a subset of sellers who are "market worn" that have initially listed their home too high for it's comparative value. They are doing needed price reductions, quick cosmetic improvements, or even financial incentives to make their home get more attention. * 92 homes listed for sale (76 the previous week) *67 homes to pending status (63 the previous week) *The average list price is $549,918 ($565,257 the previous week) * The average market days to pending was 27 (21 the previous week) *The median SOLD (above ground) PP SQ FT $269 ($268 the previous week ) This week (since 9-7-23) in the SW Metro, which for sampling purposes includes: Bloomington, Chanhassen, Chaska, Eden Prairie, Edina, Hopkins, Minnetonka, and VictoriaYou can peruse the data as well: THIS WEEK PROPERTY REPORTNEW! Homeowners need current, pragmatic, and unhyped feedback about potential home investments (dealing with deferred maintenance/replacements and renovation) and what likely return for their time, effort, and money can be realistically anticipated.
I spend many hours over long periods of time in person, email, and on the phone providing value and confidence to homeowners at no cost. Let me do that for you.
l will come to your home, drink your coffee, and take a brief tour with you. Then, we will sit down and discuss your plans and I listen to you carefully as I know some agent's simply don't listen and only want to talk about themselves.
I will then politely leave, and prepare a report for you to inform and help you make the best decisions possible to fit your wants and needs. |
