I am so very thankful for veterans.  Military service is at the core of who we are as a nation. We are a nation that was birthed on the ideals of individual and corporate freedom.  Freedom not only in spirit, but also in practice.  We come from many cultures, races, backgrounds, and religions to establish the American ideal: e pluribus unum, which is latin for "Out of many, one". That value is a core reason we honor and respect Veteran's service to protect that ideal here in the US and around the world.



Thankfulness is abound in so very many ways. It is the time of year for holiday decorating, entertainment, shopping, and heartwarming family events as well.

This week we take a look at the last 120 days, which looks at sales since early June, which is about when rates were starting into their "journey" into the 7+ % range. That "getting money" rate has not been in place since the middle of 2000! So, what has that drain been on our immediate area's health? Not much at all. (For sellers!) 
Now don't get me wrong....There is plenty of other factors to talk about, a 25% reduction in homes for sale this year vs 2022, less above list price offers/sales, less buyers in general, and sellers needing to more "honest" in preparing their home, etc. However, when it comes to the actual "speed" of when a home sold in the area in the last 120 days it is staggering, but not surprising how healthy it still is for sellers as we head into the real estate "winter" season. I will have more of a deep dive on this over the next number of weeks

Up to $500,000 = 14 Days
$500,000 - $800,000 = 12 Days
$800,000-$1,200,000 = 12 Days
$1,200,000 or more = 10 Days

We (MSP) have been in a seller's market since Nov 2014 when it hit 3.9 months of supply.
