
There is such a potent nostalgia that train's pull out of me. I fondly remember going to the Canadian Pacific Holiday train to downtown St. Paul with my wife Marilyn, and our three kids 20ish years ago. It was FREE, so I liked that...but it was a also a lot of fun and a comforting memory to "slip into" at this meaningful time of year. The Train will have 11 stops through the Metro alone this weekend! It is still free to attend but they are asking for people to bring non-perishable food they will donate locally.The Canadian Pacific Holiday Train

____________________________________This week, home sales activity rebounded to "typical" levels last week, as it was expected after the Thanksgiving shortened week prior. The inventory of available homes for sale is relatively high for this time of the year. Many of them are in the upper bracket in pricing. Right now there are 401 homes for sale in the area, and the average price of those homes being $633,526 and they have been on the market for an average of 57 says. Which means the current inventory is a bit "top heavy".So what? If you are a near future buyer, there are a growing number of sellers who are getting more and more anxious to sell. The price and concessions you will pay is more likely to be more favorable, especially as you increase the price and size of the home, as they pool of buyers gets smaller as you go higher. In addition the mortgage rates have been fluttering down closer to 7%, which certainly breeds optimism.
If you are a near future seller, you will be rewarded for the cosmetic condition and preparation of your home. Today's buyers are generally more concerned about getting something of "acceptable or move in ready" value than they are a home that is not ready for them now. It is common for a well cleaned, prepared, and even "softly" staged home to receive 10% or more than a home that is just "thrown out there".
